Chandler Fashion Center Is Getting a Major Overhaul

Chandler Fashion Center turns 25 this year. Instead of simply coasting on 25 years of East Valley market position, the regional shopping center is undergoing one of its most significant reinventions in years, shifting its focus toward dining, entertainment, outdoor gathering spaces and experiences.

That's worth knowing about if you're buying in Chandler. Not because a mall renovation should drive a home purchase, but because what's happening at Chandler Fashion Center is one more piece of a larger story about where Chandler's lifestyle infrastructure is headed.

What's Being Built

Chandler Fashion Center opened in October 2001, making 2026 its 25th anniversary year. Now, its owner, Macerich, is reimagining the south side of the property near Harkins Theatres as a new dining and entertainment district. The project is designed around restaurants, outdoor gathering spaces and community-oriented amenities rather than simply traditional retail. And the tenant lineup is getting interesting.

Din Tai Fung. The globally recognized Taiwanese restaurant brand, famous for its handcrafted Xiao Long Bao soup dumplings and open-kitchen experience, is coming to Chandler Fashion Center in 2027. It will be the brand's second Arizona location.

Seafood City. This one has already arrived. The Filipino grocery and food destination opened at Chandler Fashion Center in July 2026, marking the chain's first Arizona location. The concept includes in-house restaurants, bakery offerings, street food, live seafood tanks and a catch-and-cook service.

Wagyu House. The all-you-can-eat Japanese yakiniku concept is coming to the former Kona Grill location. The mall describes the restaurant as specializing in American and Australian full-blood Wagyu as well as Japanese A5 Wagyu.

More restaurants are on the way. Chandler Fashion Center says additional full-service and fast-casual concepts will be announced as the new dining district develops.

J.Crew Factory and other retail additions. The center has also added new retailers including J.Crew Factory, Swarovski, GARAGE and Peloton, while several existing retailers have expanded or are expanding their presence.

And perhaps most importantly, this isn't just an interior tenant shuffle. The physical environment around the south side of the mall is changing, too. The redevelopment calls for reimagined outdoor gathering areas, shade, fire pits, a refreshed splash pad, seating and spaces designed to accommodate concerts, family events and other community activities. The goal is to make the area somewhere people spend time, not simply somewhere they pass through while shopping.

As Chandler Fashion Center General Manager Monica Greenman told ABC15, the goal is to bring in retailers the community wants while creating more variety, convenience and experiences for the East Valley.

The Bigger Retail and Lifestyle Picture in Chandler

The Fashion Center redevelopment is the most visible piece, but it isn't happening in isolation. Chandler's investment in its commercial and civic infrastructure is happening on several fronts. Dignity Health has continued expanding its Chandler presence. According to the City of Chandler's 2025 economic development review, the health system opened a new 10,500-square-foot Endoscopy Center and broke ground on a new 100,000-square-foot ambulatory care center scheduled to open in fall 2026. Downtown Chandler is also evolving. The city describes downtown as experiencing continued development in restaurants, residences and other uses. New businesses and residential projects are adding to an area that already functions as one of Chandler's primary gathering and dining and entertainment districts. And perhaps the clearest example of that continued civic investment is Dr. A.J. Chandler Park. The historic downtown park began a major renovation in early 2026. The park was last renovated in 1986 and now hosts more than 100 events each year. The renovation includes new event and gathering spaces, shade structures, pavilions, restrooms, public art and other improvements designed around the way downtown Chandler is being used today.

The city also reports that Chandler was named the best place to live-work-play in Arizona for the third consecutive year in the 2025 edition of Ranking Arizona. Taken together, these aren't just isolated construction projects. They're investments in the places where people spend their time outside of work and home.

Why This Matters to Buyers

I want to be straightforward about the connection here, because "a mall is getting new restaurants" is not, by itself, a reason to buy a home. What it is, though, is one more data point in a larger pattern. Chandler isn't simply maintaining the infrastructure it built 20 or 30 years ago. It's continuing to reinvest in it. Macerich is taking an established regional shopping center and moving it toward a model that puts more emphasis on dining, entertainment, outdoor gathering and experiences. Downtown Chandler is investing in its public spaces while continuing to attract restaurants, businesses and residential development. Healthcare infrastructure is expanding as well. Those investments don't guarantee future home appreciation, and I would never tell a buyer that a particular restaurant or redevelopment project will automatically increase the value of their house, but they do tell us something about the kind of community Chandler is trying to remain. It's a city with an established employment base, mature neighborhoods, major retail and dining destinations, strong civic infrastructure and an ongoing willingness to reinvest in the places residents use every day. That's meaningful when you're thinking about where you want to live for the next five, ten or fifteen years.

What's Worth Knowing Before You Buy in Chandler

Chandler is a large city, and there are meaningful differences between its northern and southern areas, established central neighborhoods and newer southeast communities. The right choice isn't simply "buy in Chandler." It's understanding which part of Chandler fits your life, commute, schools, budget and priorities.

What makes the city particularly interesting is the combination of things that are already established — including its employment base, neighborhoods and amenities — with the investment that's continuing to happen around them.

Chandler Fashion Center's redevelopment is one example. Downtown Chandler's transformation is another. The ongoing expansion of healthcare, restaurants, entertainment and public spaces adds another layer. None of these things should replace the fundamentals of evaluating a home, but when you're choosing between communities, the direction a city is investing in itself is absolutely worth paying attention to.
